Our philosophy is simple: 'We treat others the way we would like to be treated'. We dedicate our creativity to our designs, not our advertising. Terms often used elsewhere in the market place are applied to make a price appear attractive in the first instance, but only serve to allow price rises later. Words such as ‘base price,’ ‘site costs,’ ‘allowance’…. have no place in our vocabulary. Our list of Inclusions and Quotations are complete and relevant to your site. We provide a fixed price quotation prior to signing contractual documentation, ensuring that you remain within your budgetary confines, and have peace of mind throughout the whole construction process.
To ensure a smooth and efficient construction process, site starts are limited to four per month so that our regular trade base can transition from one job to the next. Moreover, our build zone is restricted to the inner, northern and western regions of Melbourne to assist in ensuring efficient and effective supervision of each project. Of paramount importance, is the fact that every Domani project is overseen by a registered building practitioner who is also responsible for the warranty. This is in stark contrast to many larger organisations who delegate, what is arguably the most important role, to an employee site supervisor who will not necessarily be a registered building practitioner, and will usually be responsible for “supervising” more than twenty projects at the same time.

Besides a carefully structured and executed construction process, we also aim to exceed your expectations with our “off site” service. We pledge to respond to any communication within the same business day and have your query addressed by the next business day. Added to this is the benefit of dealing with the same people from beginning to end. Our consultants are not just salespeople. They are an integral part of the team responsible for getting your job to site. They will also be your first point of contact throughout the construction phase.

Service
The Principal of the business together with a Senior Property Manager personally attend to the leasing and ongoing management. It is too important a function to delegate to junior staff. As part of our pledge to providing superior service, we promise to respond to any query from a landlord or tenant within the same business day.
Maintenance
The benefit of having a Construction division enables us to assess every maintenance/ repair request promptly and properly, so that our landlords are not paying for works based on the instructions of the tenant. It also enables us to determine whether the required works are the result of fair wear and tear or in fact the result of neglect or misuse on the tenant’s behalf. The cost of the repair will then be borne by the appropriate party.
Routine Inspections
These are conducted as regularly as legally permitted and a comprehensive report supplied to the Owner. Preventative maintenance items are also identified and communicated back to the Owner
Rent Review
Recommendations will be made to the Owner as to whether an increase is justified and what the increase should be without risking the loss of the existing tenant
